As a by product of our very successful Berkshire Property Meet we have come across a source of good quality investment deals which we are looking to pass onto investors. Some people like to call them 'Ready Made', 'Packaged' or 'Done Deals'. The reason why we pass these onto other investors is because they do not fit our current investment strategy and /or may be out of our area. Rather than let these deals slip through our fingers, we have decided to marry up the right deal with the right investor to create a Win-Win-Win situation for the vendor, ourselves and you - the investor! We package the deal up for the investor to ensure that the deals go through efficiently and with minimum of fuss. Subject to status, the package includes a Legal, Mortgage & Bridging service. We will also be there to look after the vendors and investors and manage the process with you from start to finish.
Buy-To-Let Apart from the 15% equity locked in the property, the rental income covers the mortgage interest payments in a buy-to-let deal. Some of the buy-to-let properties already have tenants in them so investors could have immediate cash flows on completion. buy-to-let deals are ideal for investors who wish to increase the size of their portfolios using little or none their own money.
Buy-To-Sell A typical BTS deal is a higher-end property with a relatively large equity or a property where the rents aren't high enough to work as a buy-to-let. The best way to release the equity is to sell the property. Our deals typically come with cash-back on completion after all costs and sufficient equity in the deal to make a further profit after the sale.
Finance How can you buy property using very little or with no capital investment? We work hard to typically negotiate discounts direct from vendors that are normally 18% plus and in most case 20% plus below the full market value of the property. We are then able to use the equity to obtain 100% bridge finance on the purchase price to buy the property outright. The bridge is then 'closed' on the same day by arranging a buy-to-let or buy-to-sell mortgage on the day of completion. Since we are able to work with brokers to lend up to 90% loan-to-value, you can in most cases able to offset fees and charges with a cash back.
